Although AutoCAD is an excellent software for building design it still involves discussing clients’ requirements and translating these into form and space. Even the smallest extension needs not only to be compatible with existing building(s) and neighbouring properties but also to comply with local building regulations. Naturally, more detailed analysis will usually necessitate a site inspection which will incur a fee. Consultation fees for preparing a design and then submitting applications for Town Planning and Building Regulation approvals need to be agreed. If you require further assistance to commence your design requirement, as a trading standard a non-refundable initial payment is required. All local authorities have their set application fees which are not included in our consultation fees. After agreement this initial concept needs to be refined and developed further by drawing scaled plans, elevations and sections sufficient detail for discussions with the planning officers prior to submitting a Planning Application. Following approval construction drawings and a specification need to be prepared to satisfy the requirements of the Building Regulations and for inviting quotations from building contractors. Further discussions and amendments may be required for Building Regulation approval and may also be necessary to reach an agreeable contract sum. |
